From a large detached property in Wicklow to a compact cottage by the canal.

OPEN PLAN MAY be the most popular of layouts in the last decade, but there is a creeping possibility that the pandemic is changing that. Many months of sharing spaces with our families really put open plans to the test.

So, if you want your next home to function a little differently, check out these split level homes. Some may even look smaller from the outside, but step inside and you’re faced with more space for the privacy and separation you might be craving – particularly if working from home is set to continue for you.

Enniskerry, Co Wicklow – €1,100,000

Probably the most lavish of this round-up is Tudor Cottage, a 236 m² split-level home with four bedrooms and four bathrooms. Located in Enniskerry, Co Wicklow, as part of Kilcroney House estate, the house dates back to 1835, which is surprising at first glance.  It was refurbished in 2013, a split level extension was also added. The garden is south-facing and one of the bedrooms has access to a private courtyard.

Inside comprises an entrance hall and then a hallway that leads to the light-filled kitchen and a breakfast room that has access to the balcony. The dual aspect living room also makes use of the natural light and leads to the balcony too. The master bedroom with ensuite sits on this floor while downstairs, at garden level, lives a home office and three more double bedrooms.

Portobello, Dublin 8 – €595,000

16 Portobello Road in Dublin 8 is a spacious two-bed, by inner-city standards. This terraced house is spread over 71 m² on the banks of the Grand Canal. Its original period features have been maintained and the split-level entrance hall and 12ft high ceilings gives a real idea of what’s in store seeing as street level makes it look like a one storey home.

With two storeys to the back, the space comprises a bright entrance hall and a sitting room to the front that views the canal. Venture further back and you’ll meet a bathroom and kitchen down some steps. On the first floor you are greeted with two generously proportioned double bedrooms with ornate feature fireplaces in both. There is a large private courtyard to the rear of the property, providing space to extend, too.
