USE IT AS a reading nook, a place to sip your coffee or to simply get some fresh air without the need to look presentable, a balcony might be a big selling point for any house hunter. This week, we’ve scoured the country and found four homes with balconies ready and waiting to be enjoyed.

Clonalvy, Co. Meath – €645,000

This large six-bed in Tankardstown spans 270 m² and is located near Drogheda, Ashbourne, Balbriggan and Stamullen. From the tiled porch, there is a living room with an open fire to the left and then a large open plan kitchen and dining room. It has a central island, granite worktops along with a Rangemaster, while another sitting space has a solid fuel stove and a bar.

Inniscarra, Co Cork – €1,250,000

The Orchard Field sits on 1.1 of an acre and is an impressive 315 m² in size. A split-level home designed by architect Margaret Walsh, the house originally dates back to 1994 but saw a generous extension in 2008, which upped the floor space considerably. What stands here now is a tastefully decorated spacious home that’s surrounded by enviable gardens – and it’s just a 20 minute drive from Cork city.

On the ground floor, the hallway leads to the main social spots, a studio and two large open plan areas that combine the kitchen and a dining area and then a living space and another place to eat in. While two sets of French doors lead to patios, a third set opens out on to the wraparound balcony. Two of the generously-sized bedrooms, including the main bedroom, reside on the ground floor along with a large bathroom. This level has underfloor heating. The first floor is where the three remaining bedrooms are located, one of which is en suite, while the other two share a bathroom.
